What will Outer Beaches Realty do for me?

The team at Outer Beaches Realty prides itself on managing every aspect of keeping your vacation rental booked and ready for guests & owners to enjoy. Our goal is to maximize the revenue you will receive from your vacation property without you having to do all the work.

We will do everything from taking professional property photos, listing your home on various rental websites, including our own, and working with guests to secure as many reservations as possible. We will handle all interactions with guests, from taking their reservation to collecting their monies and answering all their questions. We are on-call 24/7 to address any issues that come up and work to resolve them as quickly as possible so our guests & owners can continue with their vacations. Our operations team is focused on making sure your investment stays in top form and focuses on housekeeping, property upkeep, and handling any maintenance issues that arise.

Do I have to allow for a certain number of available weeks?

No. However, we do ask that it’s available for rental for the spring, summer & fall months in order to maximize revenue. An owner, friend, or family member can use the space with your request in the shoulder and winter seasons. We also reserve the right to cancel a homeowner agreement if the property is predominantly unavailable for bookings.

What am I required to have in my home?

Guests expect a fully functioning home when they arrive, complete with furniture, appliances, cookware, glassware, silverware, internet, TV, etc. We will work with you to make sure that you have everything in place. We can provide you with a list of the recommended amenities. We do require internet connections in every home. Nicely decorated homes tend to achieve more bookings, and we always encourage owners to have a home that shows well. A good test of whether you need to have something in your rental is to put yourself in a guest’s shoes. If you were to stay somewhere for a week or so, what would you expect to have in that rental home? That is what we aim to provide to guests for their stay.

What about cleaning?

Our veteran workforce and the largest housekeeping staff-to-home ratio of all property management companies on Hatteras Island ensure your home and guests are expertly cared for. Throughout the entire rental season, you can count on our experience and expertise in thorough training, tried-and-true procedures, proper chemical selection, inspections, and our Rental Ready program for ultimate peace of mind.

We are also the only company on the Island to prepare each home for complete guest readiness with our exclusive OBR Signature products. Upon arrival, guests will find your home stocked with toilet paper and hand soap in every bathroom, laundry and dishwasher detergent, paper towels, and trash can liners so they can settle into a relaxing stay right away.

When and how do I get paid as an owner?

Owners can expect to receive their rental income monthly. You can view an electronic version of your statement once we post it in OwnerNet and will receive an automatic deposit of your funds (if you have signed up for this service). The statement and deposit will cover all guests that check-out during that month. Therefore, if you have a guest crossing over one month to the next, the payment for that reservation will fall in the month that they check-out. Your statement will also include a breakdown of expenses and maintenance costs, including any invoices from your preferred outside vendors.
